Our aim as a property buyers agent is to find you the right property at the right price without settling for any less.
1. Understanding Your Needs
The first step involves gathering information about you as a client through an initial online questionnaire or phone conversation. This is normally followed by an obligation-free discovery phone call, where individual circumstances around your property journey are discussed. During this 10–15-minute conversation, detailed information about each client's property journey is sought.
2. Strategy Call
If it's determined that we can assist in a client's property journey, a strategy call will be scheduled as soon as possible in discussion with the clients to outline a tailored property strategy based on individual circumstances. This complimentary session typically lasts 30-45 minutes, allowing clients to ask any questions or address any concerns they may have regarding research, the buying process or fees. If clients are satisfied and wish to proceed, an agreement detailing the terms of engagement can be signed.
3. Engagement
You as a client will sign a Buyer's Agent agreement which will outline our terms, the processes and service details.
4. Property Search & Selection
Based on your preferences, requirements, and price points, a search for both on-market and off/pre-market opportunities will be conducted. Significant research tools, local market knowledge, and contacts will be utilized to ensure access to the best properties that suit your needs. For any recommended property, a comprehensive property report will be provided, including analysis of the property, comparable properties, property appraisals, and due diligence information. Regular communication will be maintained to finalize the property selection.
5. Property Price and Terms Negotiation
Once you like a property, a price negotiation strategy will be developed, considering current market conditions, comparative market analysis, and various qualitative and quantitative data factors related to the suburb and street. Negotiations will be conducted, and clients will be kept informed with their budget in mind. Additionally, attendance and bidding at auctions can be arranged as needed.
6. Conveyancer, Building and Pest Inspection Support*
Once you like the property and /or the property is secured, coordination with a conveyancer will take place to review the contract for sale and to arrange for a building and pest inspection to identify if there are any defects in the property (these will be completed and reviewed prior to an auction, as applicable). Clients will be responsible for covering these costs. Based on the findings, further negotiations regarding buying terms and price will be conducted. Full due diligence will be conducted.
7. Settlement Support
The job does not conclude once a property is successfully negotiated and secured. Assistance will be provided to you throughout the entire purchasing process, including the exchange of contracts and up to settlement. Additionally, support can be offered in securing tenants for investment properties, if you as a client wish to pursue this option.
